We are Huuti. This terms of Use applies to Huuti and all our related trading brands.

Welcome to our site. There are a few things we need to cover here: none of it should be surprising. But if you want to suggest or fix something, please tell us Huuti is the trading name of Huuti Limited, which is registered in England.

This site is not making any personal recommendations or an offer for investment of any sort.

Applicable Law

These terms of use, its subject matter and its formation, and any non-contractual obligations arising out of or in connection with them, are governed by English law. You and we both agree that the courts of England and Wales will have exclusive jurisdiction to settle any disputes except that:

  1. if you are a resident of Northern Ireland you and we may also bring proceedings in Northern Ireland, and

  2. if you are resident of Scotland, you and we may also bring proceedings in Scotland.

Terms for our property ladder affordability service

Huuti provides a personal finance information management service that allows you to consolidate and track your financial information (the "Service"). You must be over 18 years old and a resident of the United Kingdom to register and use the Service. The Service will allow you to:

  • upload details of your accounts maintained at third party sites ("Accounts"); and

  • access details of transactions and balances on Accounts.

Personal information will be used and processed in accordance with our Privacy and Cookies Policy.

By using Huuti you consent to both our terms and those of our third party provider Salt Edge, which can be found ​here.

Access To The Application

We shall not be liable if for any reason the Site is unavailable at any time or for any period. From time to time, we may restrict access to all or some parts of the Site to users who have registered with us. We reserve the right to restrict or deny you access to all or some parts of the Site if, in our opinion, you have failed to comply with these Website Terms. Only one registration per person is allowed.

User Information

Except for information that identifies you personally (e.g. your name, address, telephone number, email address and payment details), any material which you submit will be considered non-confidential and non-proprietary such that we shall have the right to use, copy, distribute and disclose it to third parties.


The material contained on the Site is for information purposes only and does not constitute advice. You should carry out your own check in respect of any information on the Site and use your own judgement before doing or not doing anything on the basis of what you see. The materials on the Site are provided "as is" and we give no warranties of any kind in relation to the materials on the Site.

Cancelling Your Account

Terms for our Mortgage service

About the Mortgage Service

We provide mortgage advice based on your personal circumstances. Once we have advised you our service enables you to apply for your mortgage through our site.

We make recommendations for products that may be suitable for you based on the information that you give to us regarding your preferences or circumstances. It is your responsibility to ensure that the information you provide to us upon which recommendations are based, is accurate.

Any products that we recommend are not provided by us but are instead provided by third parties over whom we have no control.

The products and services on our site may only be applied for by individuals. We may decline an application if it appears to us to be placed for business purposes and if you do apply for any of the products on our website on behalf of a business or for commercial purposes, you will be in breach of these terms. Buy to Let Mortgages are exempt from this clause.

There is no charge to you for this Mortgage Service. Instead when you use our service to buy a product from a third party, that third party pays a commission to us.

Applying for a mortgage product

There are various stages involved in applying for a mortgage product using our Mortgage Service. We will guide you through these stages as you proceed with the application process.

Once you have submitted your application, we will send you an email acknowledgement. We will then liaise with the product provider and continue to communicate with you throughout your application process.

If you start a Huuti mortgage application and do not finish it Huuti will send you a range of reminder emails offering tips and advice on how to complete your Huuti mortgage application.

We may refuse to proceed with an application if:

  1. your chosen product is no longer available and where an alternative product cannot be sourced/provided;

  2. there has been a pricing or product description error by the lender and where an alternative product cannot be sourced/provided;

  3. your required documentation cannot be verified;

  4. we believe that you are unlikely to be suitable for a mortgage product that we can provide;

  5. your application has been declined by the mortgage provider;

  6. we have reason to believe that information that you have provided to us is inaccurate or misleading;

  7. we have reason to believe that you have made a high volume of applications and/or have repeatedly applied and withdrawn your application in a frivolous manner;

  8. you fail our Anti Money Laundering (AML) and Counter Terrorist Financing (CTF) due diligence processes;

  9. the application appears to be for purposes that do not fit within the scope of our service (including as set out in these terms);

  10. the application appears to be for an address outside of the United Kingdom.

If we cannot process your application, we will contact you to let you know.

You agree that we may act on your behalf in liaising with the mortgage provider and any other third parties involved in the application process.

We are unable to provide any assurance that your application will be considered or accepted by a mortgage provider. Even if your application is accepted by a mortgage provider, we will have no responsibility for ensuring that the mortgage is entered into or fulfilled.

If you are applying for a mortgage in respect of a property that you wish to purchase, we will not be involved in any way in the purchase process. You will be responsible for providing all necessary details of the mortgage product and mortgage provider to your solicitor or conveyancing practitioner.

You may withdraw your mortgage application at any time before your mortgage has been entered into by emailing ​​. Please note any non-refundable lender fees already paid may not be refunded if you cancel an application.

Terms for our Mortgage Management service

About the Huuti Mortgage management service

If you enter into a mortgage using our Mortgage Services or enroll for our mortgage management service, we will automatically compare your mortgage with other products available on the UK market from time to time. We will notify you if we believe there are other products or services that may be suitable for you to switch to in light of the information we have about you. For example, we may contact you towards the end of a fixed rate period on your mortgage. In order for Huuti to provide an accurate mortgage service, your personal information needs to be up to date. Any changes in your circumstances that are not updated within your Huuti account could mean that any mortgage quote will not reflect what you could borrow.

Marketing Services & Notifications

In addition, we may also contact you from time to time with details of marketing promotions, other services we may provide and with relevant news and comment that may be of interest to you as a mortgage applicant or owner.

Examples of marketing activities include:

  1. Carrying out market research, business and statistical analysis including the formation of a view on you as an individual in order to service you and others better.

  2. Upon signing up for the Huuti mortgage application process, you are automatically enrolled to the Huuti refer a friend program. This will enable you to refer friends and family to Huuti and receive a reward upon their mortgage application being successfully completed.

  3. Information about relevant partnerships Huuti forms with third party suppliers that we feel may be beneficial to you as a mortgage/home owner such as home insurance or home selling services.

Huuti may contact you by email, sms, direct mail, phone or social media post.

If you want to opt out of Huuti marketing services and communications you can do so by emailing ​​. Huuti will confirm your unsubscription within 48 hours of the email being sent.

You can opt out of receiving notifications of this sort at any time by clicking "Unsubscribe" from Huuti marketing emails.

If you change your mind, you can re-subscribe at any time by emailing ​​ from your sign-up email account.

Level of service

We will provide the Mortgage Services with reasonable skill and care and in a timely manner. Our Mortgage Services recommend products based on the information that you provide, including through any automated service that we make available. We are not able to take account of factors or any other information that are not notified or supplied to us.

Your information

The information you give us is used by the mortgage provider to decide whether to offer to provide you with a mortgage quotation. You must familiarise yourself with the product, read all information carefully before applying for any product and double-check all information to ensure that it is complete and accurate.

We aim to ensure that we accurately pass on the information you have provided to the product or service provider for the purpose of applying for the mortgage product on your behalf. We will not be obliged to check any information for you. Any errors or missing information may lead to your mortgage being invalid or may increase the cost or increase the time it takes to submit your mortgage application on your behalf.

Please also be aware that you may be committing a criminal offence if you knowingly provide misleading information for the purpose of obtaining a mortgage.

Our responsibility for loss or damage suffered by you

If we fail to comply with the service standard set out above in the level of service, we will be liable for the loss or damage you suffer that is a reasonably foreseeable result of that failure. Loss or damage is only a reasonably foreseeable result of a breach if at the time we entered into this contract it was an obvious consequence of our breach or was specifically contemplated by, and communicated in writing between, you and us.

Except for the above paragraph we exclude, to the greatest extent permitted by law and under the regulatory system, liability for all loss or damage that you may suffer in connection with our provision of the Mortgage Service to you. This applies regardless of the legal principle that would, were it not for this section, entitle you to a remedy.

We only supply the service for domestic and private use. You agree not to use the service for any commercial, business or resale purposes, and we have no liability to you for any loss of profit, loss of business, business interruption, or loss of business opportunity.

We do not in any way exclude or limit liability we may have for:

  1. death or personal injury caused by our negligence;

  2. fraud or fraudulent misrepresentation; and

  3. anything that cannot be excluded under section 57 of the Consumer Rights Act 2015.

If you apply for and obtain any product or service, you will be contracting with a third party who will be providing that product or service to you on their own terms and conditions. We are not responsible or liable for any loss or damage you may suffer or incur in connection with any product or service you obtain after using our Mortgage Service or for any acts, omissions, errors or defaults of any third party in connection with that product or service.

Our right to withdraw or suspend the Mortgage Services

We may withdraw or suspend the Mortgage Services at any time and for any reason. If you are registered with us, we will contact you to let you know that we are going to suspend or stop providing the service. If we have already started to provide the Mortgage Services to you, we will let you know at least 2 weeks in advance of our stopping or suspending the supply of our Mortgage Services. In some circumstances, however, we may need to withdraw or suspend our Mortgage Services without notice to you, for example for reasons beyond our reasonable control.
